Living in City Walk
Meraas’s freehold apartment district on Al Wasl Road, with shops, cafés, Coca-Cola Arena and the Central Park and Verve buildings. Suits professionals and couples who want to walk to cafés and drive a few minutes to Downtown.

History
City Walk is Meraas’s district at the junction of Al Wasl Road and Al Safa Street, next to Downtown Dubai. Khaleej Times noted in December 2021 that about a decade earlier the site was largely rows of ordinary homes. Meraas opened the first phase in 2013, and Gulf News reported that it launched with 52 outlets. By 2021 Khaleej Times counted 34 mid-rise residential buildings with shops on their ground floors, two hotels, Roxy Cinemas and The Green Planet indoor rainforest. Coca-Cola Arena, with room for about 17,000 people, opened in June 2019.
In February 2019 Meraas unveiled Central Park at City Walk: 12 terraced mid-rise buildings with 187 homes around a 40,000 sq m private park (Gulf News). More Central Park buildings followed, including Castleton, Myrtle, Erin, Fern, Laurel, Thyme and Plaza. The newest launches are City Walk Northline, City Walk Crestlane and Verve City Walk, two towers that Meraas calls the only high-rise in the area.
What it’s like to live here
It is all apartments. The original City Walk buildings have one- to four-bedroom flats, and Bayut lists three- and four-bedroom duplexes, some with two terraces and a private pool. Bayut puts the smallest one-bedroom at 912 sq ft and the largest four-bedroom at about 5,906 sq ft. Residents park underground, and larger units get up to two spaces.
Streets are lined with shops, cafés and restaurants, so it feels more like a town centre than a quiet suburb. Khaleej Times counted more than a dozen residents’ pools and several gyms. Central Park adds pools, a running track, a dog park, tennis and squash courts and picnic areas, according to Meraas. Bayut notes that traffic can be heavy because of the many visitors, and event nights at Coca-Cola Arena bring crowds.
Who it suits
Professionals, couples and small families who want to walk to shops and cafés and drive a few minutes to Downtown Dubai. Smaller homes dominate the rental market: of 1,156 recorded leases in the last year, 441 were one-bedrooms and 460 two-bedrooms (Property Finder, checked October 2026).
For investors it is an upper-end apartment market. Property Finder puts the average gross yield at 5.49% (October 2026). Recorded sales averaged AED 3,076 per sq ft over the last year, and that figure includes off-plan sales in the new towers.
Getting around
There is no Metro station inside City Walk. The nearest is Burj Khalifa/Dubai Mall on the Red Line, under 1 km in a straight line from the middle of the district, and Bayut puts it about 8 minutes’ drive. Bayut lists bus stops on Al Safa Street a 2-minute walk away, with routes C14, 28, 81 and 7 stopping at Dubai Petroleum Corporation 1. Valet parking is available around the shops.
Meraas says Verve is 2 minutes’ drive from Sheikh Zayed Road and 5 minutes from The Dubai Mall. It puts Central Park about 10 minutes from Jumeirah Beach and 15 minutes from Dubai International Airport.
Schools, healthcare and shopping
Canadian University Dubai is inside City Walk. For schools, Bayut’s area guide lists GEMS Wellington Primary School (British curriculum), JSS Private School (CBSE), Horizon English School (British) and the Dubai Japanese School, all within about a 5- to 6-minute drive. Check current KHDA ratings, fees and places with each school.
Valiant Clinic & Hospital is in City Walk. Bayut lists Medcare Orthopaedics and Spine Hospital about 8 minutes’ drive away and Emirates Hospital on Jumeirah Beach Road about 12 minutes. City Walk itself has almost one million sq ft of retail (Gulf News). Bayut lists a Spinneys about a 9-minute walk away and Carrefour on Al Wasl Road about 6 minutes by car, and Meraas puts The Dubai Mall about 5 minutes’ drive.
Things to check before you rent or buy
- Know which part you are buying into. The original City Walk buildings, Central Park and the new towers price very differently. In October 2026 Property Finder recorded a one-bedroom in Castleton selling at AED 2,323 per sq ft and an off-plan one-bedroom in Crestlane 2 at AED 3,624 per sq ft.
- Check the handover date on off-plan homes. Bayut says Verve City Walk is expected to be handed over by July 2028, and Meraas shows a RERA progress figure of 13.71% at an August 2026 inspection. Central Park Plaza stood at 43.68% in September 2026.
- Expect building work nearby. Verve, Central Park Plaza and Crestlane are still being built, so views and noise can change.
- Think about event nights. Coca-Cola Arena holds about 17,000 people, so check how close a building is to the arena and the busiest restaurant streets.
- Compare new leases with renewals. Over the last year Property Finder recorded an average new lease of AED 214,848 and an average renewal of AED 237,416, so ask what the current tenant pays.
- Ask for the latest service charge statement before you buy.
