History

Al Sufouh is a stretch of coast between Umm Suqeim and Dubai Marina with a long past. The Al Sufouh Archaeological Site, managed by Dubai Culture, has an Umm Al-Nar type tomb dated to between 2500 and 2000 BC, excavated in 1994 and 1995.

The modern area grew around Dubai Holding’s business parks. Dubai Internet City opened in October 2000 and Dubai Media City was inaugurated in January 2001, with Knowledge Village, now Dubai Knowledge Park, alongside. In 2000 the whole area had 3,337 residents. The Dubai Tram began running along Al Sufouh Road in November 2014, and in September 2016 the road was renamed King Salman bin Abdulaziz Al Saud Street.

Al Sufouh covers about 7.6 sq km in two parts. Al Sufouh 1, by Madinat Jumeirah, has GEMS Wellington International School and the Dubai Police Academy. Al Sufouh 2 holds Internet City, Media City, Knowledge Park, Dubai College and the American University in Dubai.

What it’s like to live here

Much of Al Sufouh is offices, campuses and hotels, with pockets of homes in between. Property Finder describes Al Sufouh 1, the beachside part nearer Umm Suqeim, as the main residential area, with low- and mid-rise apartment buildings and gated villa compounds. Al Sufouh 2 is mainly the free zones and Knowledge Park, plus Arenco Villas near Knowledge Village.

Apartments run from studios of about 240 sq ft to three-bedroom units of more than 1,800 sq ft. Buildings include J5 and J8, low-rise blocks of five floors with rooftop pools, Vita Residencia, and Hilliana Tower and Cloud 9 in the gated Acacia Avenues compound. Villas have three to five bedrooms, in compounds such as Al Sufouh Villas by Meraas, Decora Villas and Palma Spring Village. Newer off-plan projects include 113 Residences, due for handover in 2029, and The Biltmore Residences, which are registered as hotel apartments.

Thousands of people commute into the free zones each day, and street parking near the schools and offices fills up at peak hours. The residential pockets are quieter and less dense than Dubai Marina. Al Sufouh Beach looks towards Burj Al Arab, but Bayut reports that it is currently closed to the public.

Who it suits

People who work in Internet City, Media City or Knowledge Park and want a short commute, and families with children at the schools nearby. Property Finder matches the area most strongly to retirees (63%) and families (46%), then working professionals (35%). Lebanese renters are the largest group at 12%, followed by British (10%), Indian (10%), Egyptian (8%) and Jordanian (6%).

For investors it is a small market. Property Finder recorded 194 sales in the past 12 months and puts the gross yield at about 7.1% (October 2026). Most of the latest sales were off-plan apartments in 113 Residences and The Biltmore Residences.

Getting around

The Dubai Tram runs along Al Sufouh Road, with stops at Al Sufouh, Knowledge Village, Palm Jumeirah and Media City. It connects with the Metro Red Line at Jumeirah Lakes Towers and Dubai Marina. Dubai Internet City Metro station on Sheikh Zayed Road is about 1 km from the middle of the area, around a 7-minute drive by Bayut’s estimate.

Sheikh Zayed Road and Al Sufouh Road are the main routes by car. Bayut puts Mall of the Emirates about 8 minutes away and Dubai Marina about 15. Property Finder puts Downtown and Burj Khalifa around 20 minutes in lighter traffic and Dubai International Airport 25 to 30 minutes. Bayut notes that public transport inside the community is limited, so most residents rely on cars or ride-hailing.

Schools, healthcare and shopping

Two of Dubai’s 23 private schools rated Outstanding by KHDA are in Al Sufouh: Dubai College, a British secondary school (AED 97,415 to 110,305 a year), and GEMS Wellington International School, British and IB (AED 47,527 to 103,399 a year). GEMS Dubai American Academy, also rated Outstanding (AED 66,185 to 93,300 a year), is within a 5-minute drive. Fees are for 2026–27, from Khaleej Times. The International School of Choueifat is in Al Sufouh 2, and the American University in Dubai and the university campuses in Dubai Knowledge Park are close by.

Mediclinic Al Sufouh, an outpatient clinic in Knowledge Village, is a short walk from the Knowledge Village tram stop. The American Hospital has a clinic in Dubai Media City, and Al Zahra Hospital in Al Barsha is about 6 minutes’ drive (Bayut).

Mall of the Emirates is under 3 km away, and Bayut puts Souk Madinat Jumeirah 7 minutes and Nakheel Mall 9 minutes by car. Emirates Cooperative Society has a store in the area, and several residential buildings have their own convenience shops.

Things to check before you rent or buy

  • Check the title. Freehold status is set plot by plot, and Dubai’s 2006 freehold regulation lists one plot in Al Sufouh 1 and one in Al Sufouh 2. Confirm a building’s status with DLD before you commit.
  • Know what you are buying off-plan. Many recent sales are in projects still being built, such as 113 Residences (handover scheduled for 2029). Check the payment plan, the escrow account and the handover date.
  • Hotel apartments are different. Units at The Biltmore Residences are registered as hotel apartments with branded services, so ask how they can be lived in or let.
  • Compare like with like. With few sales, averages swing: in the 12 months to October 2026 the average recorded price per sq ft rose 17.9%, while the average sale price fell 48% (Property Finder).
  • Check the beach and parking. Bayut reports Al Sufouh Beach is closed to the public for now, and visitor parking can be tight at peak times.
  • Ask for the latest service charge statement before you buy.

Facts and figures from Property Finder Community Insights and sale and rental transactions, Bayut’s area guide, Dubai’s 2006 freehold regulation on the Dubai Legal Portal, KHDA ratings and school fees via Khaleej Times, and clinic details from Mediclinic, with history and transport from Wikipedia. Checked October 2026. Numbers change as new projects complete and homes are resold.

FAQs

Al Sufouh questions

Can’t see yours? Ask us on WhatsApp.

Is Al Sufouh a freehold area?

Partly, and it depends on the plot. Dubai’s Regulation No. 3 of 2006 lists one plot in Al Sufouh 1 (No. 069) and one in Al Sufouh 2 (No. 005) where non-UAE nationals can own property. Property Finder describes Al Sufouh as freehold for overseas buyers and names projects such as The Biltmore Residences. Check the title deed, or ask DLD about the specific building, before you commit.

How far is Al Sufouh from the airport?

Dubai International Airport (DXB) is about 25 km away in a straight line. Bayut puts the drive at about 20 minutes and Property Finder at 25 to 30 minutes, depending on the time of day. Al Maktoum International Airport (DWC) is also about 25 km away.

Is there a Metro station in Al Sufouh?

Not inside the residential areas. Dubai Internet City Metro station on Sheikh Zayed Road is about 1 km from the middle of Al Sufouh, around a 7-minute drive (Bayut). The Dubai Tram runs along Al Sufouh Road with stops at Al Sufouh, Knowledge Village, Palm Jumeirah and Media City, and connects with the Red Line at Jumeirah Lakes Towers and Dubai Marina.

How much does it cost to rent in Al Sufouh?

New rental contracts registered in the past 12 months averaged about AED 171,000 a year, and renewals about AED 143,000 (Property Finder, checked October 2026). These averages cover all home types, from studios to villas. Two studios let in late October 2026 for AED 68,400 and AED 74,000. Ask us for current rents on a specific home.

What rental yield can investors expect in Al Sufouh?

Property Finder puts the average gross rental yield at 7.08% (October 2026), and its area guide says apartment yields generally sit between 5% and 7%. That is before service charges, maintenance and any time without a tenant, so the net return will be lower.

Have property prices gone up in Al Sufouh?

The average recorded price per sq ft rose 17.9% to AED 2,271 in the 12 months to October 2026, compared with the year before (Property Finder). Over the same period the average sale price fell 48% to about AED 4.07 million, and the number of sales fell 5.8% to 194. With so few sales, averages move with the mix of homes sold, so compare similar homes in the same building.

Who does Al Sufouh suit best?

People who work in Internet City, Media City or Knowledge Park and want a short commute, and families with children at Dubai College or GEMS Wellington International School. It is less suited to people who want nightlife within walking distance or who do not want to drive.
