The current pipeline is a step up in scale, with 598-unit Sierra and 442-unit 15 Cascade in Motor City and the two-tower One Sky Park in JVC, so buyers should treat the delivery of these larger towers as unproven until the first of them is handed over. Prices sit in the mid-market band for the areas concerned and payment plans are 20% booking with 40% or 50% on handover.

A major portal records individual resale transactions on current projects: One Sky Park studio AED 870,000 for 448 sq ft (July 2026) against a launch price from AED 750,000 for 414 sq ft; One Park Central studio AED 680,000 (July 2026) against AED 625,000 at launch; Oxford Cove studio AED 697,190 for 408 sq ft (July 2026) against AED 679,000 at launch. These are single transactions, not averages. The developer's August 2024 claim that Oxford Terraces units bought at AED 450,000 were worth AED 720,000 is its own statement and is not independently verified.

Are Lum1nar, The Iman Grove and Oakley Square by Iman?

No. Lum1nar in Jumeirah Village Triangle is by Object 1, and Oakley Square Residences in JVC is by Ellington. The Grove in Dubai Hills is an Iman project, launched December 2022 and now shown as complete and sold out on a major portal.
