Small family developer with a 20-year Dubai record, now pushing a wellness-and-sustainability brand across seven live projects

Fakhruddin Properties is a self-funded family developer rather than a listed or government-backed one, so there are no public accounts or credit ratings to lean on.

Its early buildings (Trafalgar towers in International City, Oasis High Park, Lake Central) were delivered and are still trading, and it has been active in Dubai for roughly two decades. The current pipeline is a step up in both price and ambition: two sold-out Dubai Islands towers, a third Dubai Islands launch at AED 3.2m plus, a 32-storey JVT tower, a 626-unit JVC twin tower and a 463-unit mixed-use block in Dubailand. The main thing to watch is delivery timing. Maimoon Gardens was promised for end-2025 and the Dubai Land Department inspection in August 2026 showed it 78% built; Hatimi Residences was due Q4 2026 and the last published figure was 51%. Pricing on the Dubai Islands schemes is high for a developer of this size, so compare resale carefully before paying developer prices.

What Fakhruddin does well

  • Long Dubai record: completed buildings in International City, Dubai Silicon Oasis and Business Bay are still trading on the resale market.
  • One of four developers chosen by the Dubai Land Department for its Real Estate Alliance in April 2025, which commits the developer to publishing accurate pricing, timelines and funding information for registered projects.
  • Consistent product focus: every current scheme carries the same air purification, water filtration, waste-sorting and smart-home package, and the developer runs its own facilities management, so there is a single point of accountability after handover.

  • Consistent product focus: every current scheme carries the same air purification, water filtration, waste-sorting and smart-home package, and the developer runs its own facilities management, so there is a single point of accountability after handover.
  • Payment plans are long by Dubai standards, with post-handover instalments of 36% to 50% on several projects, which reduces the cash needed before keys.

  • Delivery slippage. Maimoon Gardens was expected by the end of 2025; the Dubai Land Department inspection in August 2026 recorded 78% complete and resale listings now quote Q1 2027.
  • Scale. Seven projects totalling well over 1,500 homes are in build or sales at once for a developer whose track record is single mid-rise blocks.
  • Marketing claims versus facts. Press releases describe Hatimi and Serenique as 'delivered' when neither had handed over by November 2026, and quote a 103% price rise on Hatimi that cannot be checked against public data.

  • Price point on Dubai Islands. Treppan Living Privé starts at about AED 3.2m for a one-bedroom and Serenique two-beds launched from AED 2.9m, which is well above the developer's historic mid-market range; resale depth at these prices is untested.
  • Portal listings for the same project show conflicting handover dates, prices and unit mixes. Confirm everything against the DLD-registered sales and purchase agreement.

Questions about Fakhruddin6 answered from this page’s facts
Who owns Fakhruddin?

Private family business; the real-estate arm of Fakhruddin Holdings. Describes itself as self-funded with no reliance on bank finance (Zawya interview)..

Is Fakhruddin Properties a reliable developer?

It has been building in Dubai since the mid-2000s and its early towers were delivered and still trade. It is private and self-funded, so there are no public accounts. Its current, larger generation of projects has not yet handed over, and Maimoon Gardens is running behind its original end-2025 date.

What is Treppan Living?

A brand the developer set up in 2023 for its wellness-themed schemes. All current Dubai Islands, JVT and Dubailand projects are sold under it, with the same package of purified air and water, smart-home controls, a residents' rewards app and wellness amenities.

Which projects can I still buy from the developer?

Treppan Vision (Dubailand), Treppan Living Privé (Dubai Islands), Vista Verde (Production City) and Treppan Tower (JVT) were on sale in November 2026. Serenique, Hatimi and Maimoon Gardens are sold out from the developer and available only on resale.

Does Fakhruddin build offices?

Yes. Lake Central in Business Bay (completed 2012) is an office and retail tower, and Treppan Vision in Dubailand includes 48 office suites and 7 retail units alongside 408 apartments, with offices from AED 925,000.

When does Maimoon Gardens hand over?

The CEO told Zawya it would complete by the end of 2025. The DLD inspection in August 2026 recorded 78% complete and resale listings now quote Q1 2027. No revised date has been published by the developer.
