History
Al Warqa is a residential suburb on the eastern outskirts of Dubai, between Mirdif to the north and International City to the south. Bayut says it is named after the warqaa, a bird that looks like a dove. It is split into five sub-communities: Al Warqa 1 to 4 are mainly homes, and Bayut and Property Finder place Dubai Safari Park in Al Warqa 5.
Most of its growth is recent. Dubai Statistics Center estimates put the population of Al Warqa 1 to 4 at about 11,500 at the end of 2010 and about 70,500 at the end of 2023. Al Warqa 1, where most of the apartment buildings are, grew from about 1,100 people to about 27,400 over the same period. Dubai Municipality opened the 27.1-hectare Al Warqa 3 Park in 2017, built at a cost of AED 22 million (Gulf News).
What it’s like to live here
There are two sides to Al Warqa. Al Warqa 1 is mostly mid-rise apartment buildings with studios to three-bedroom flats, and it is busy: Property Finder recorded 11,162 rental contracts there in the past 12 months. Al Warqa 2, 3 and 4 are mostly villas, and Property Finder describes Al Warqa 3 and 4 as quiet streets of spacious family homes. Bayut says villas range from about 1,200 to 12,000 sq ft, most have four or five bedrooms, and most of the luxury villas are in Al Warqa 3.
Day to day it is a practical suburb. Lulu Hypermarket, Aswaaq, Union Coop at Al Warqa City Mall and many small groceries cover the shopping. Al Warqa 3 Park has a 3.5 km running track, a cycle track, two grass football pitches and basketball and tennis courts (Gulf News), and Mushrif Park is next door.
Who it suits
Renters who want more space for their money, and who drive. Property Finder’s data shows Indian nationals as the largest renter group at 31%, followed by Emiratis (15%) and Egyptians and Pakistanis (8% each). It matches the area most strongly to working professionals (58%), then families (37%). Bayut notes that the Indian-curriculum schools draw many Indian residents.
For buyers it is a closed market. Al Warqa is non-freehold, so only UAE and GCC nationals can buy here (Bayut, October 2026). Property Finder recorded just 23 sales in the past 12 months, 43.9% fewer than the year before, and most of the recent ones were villa plots.
Getting around
There is no Metro station yet. The nearest is Centrepoint on the Red Line in Al Rashidiya, about 6 km from the middle of Al Warqa in a straight line. The Blue Line will change that: its second route will run from Centrepoint through Mirdif and Al Warqaa to International City 1, with operations expected to start in September 2029 (Dubai Media Office, December 2024). The foundation stone for the first station was laid in June 2025 (Gulf News).
Sheikh Mohammed Bin Zayed Road (E311) runs along the western edge, Tripoli Street along the northern edge by Mirdif, and Al Awir Road (E44) to the south. Bayut puts Dubai International Airport about 14 minutes’ drive away via Rebat Street. Buses are limited. In 2021 the RTA listed feeder route F10, from Al Rashidiya to Al Warqaa via Mirdif, and route 367 through Al Rashidiya, Al Warqaa and International City, so check current routes before you rely on them. Bayut and Property Finder both say a car is largely needed, and Property Finder notes peak-hour congestion on the few main roads.
Schools, healthcare and shopping
Schools are a big draw. GEMS Our Own English High School in Al Warqa 3 (Indian curriculum) is rated Very good by KHDA, with fees of about AED 8,000 to 17,000 a year on Property Finder. In Al Warqa 1, Primus Private School (Indian curriculum) and Sharjah American International Private School are rated Good, and GEMS Al Khaleej International School (American and IB) in Al Warqa 4 is also rated Good (KHDA 2026 data via Property Finder). Uptown International School (Very good) and Deira International School (Outstanding) are about 4 km from Al Warqa 1.
Healthcare is mainly clinics, such as Aster Clinic in Al Warqa 1 and Prime Medical Centre in Al Warqa 3. Bayut points to Fakeeh University Hospital, about 15 minutes away near Academic City. For shopping there are Al Warqa City Mall, Lulu Hypermarket in Al Warqa 2, Aswaaq, Q1 Mall and Warqa Mall. City Centre Mirdif, with VOX Cinemas and Magic Planet, is about 3.6 km away in a straight line, and Dragon Mart is in International City next door.
Things to check before you rent or buy
- Check who can buy. Al Warqa is non-freehold, so only UAE and GCC nationals can own property here (Bayut, October 2026). Other foreign residents can rent but not buy.
- Compare asking rents with recorded ones. Bayut’s average asking rent for a two-bedroom flat in Al Warqa 1 is AED 76,000 (updated October 2026), while new two-bedroom leases registered over the past year averaged AED 70,920 (Property Finder).
- Look at renewals too. Two-bedroom renewals over the past year averaged AED 61,586, against AED 70,920 for new leases (Property Finder). Check the DLD rental index before you agree a renewal increase.
- Know the villa and the sub-community. Bayut’s asking rents for a four-bedroom villa run from AED 290,000 a year in Al Warqa 4 to AED 309,000 in Al Warqa 3 (updated October 2026), and sizes vary widely.
- Plan your commute. There is no Metro until the Blue Line opens, expected in September 2029, buses are limited and the main roads get busy at peak times.
- Expect a thin sales market. Property Finder recorded 23 sales in the past 12 months, 43.9% fewer than a year earlier, and showed just one home listed for sale in October 2026.
