History
Muhaisnah is a district on Dubai’s eastern edge, with Al Qusais and Al Twar to the west, Mirdif to the south and Al Mizhar to the east. It is split into four numbered communities, Muhaisnah 1 to 4. Dubai Statistics Center figures for 2022 give it about 200,000 residents on roughly 15 sq km, and about three in four of them live in Muhaisnah 2.
Muhaisnah 2 is better known as Sonapur, the name workers gave it, meaning “land of gold” in Hindi and Urdu. It grew as housing for people working in the Al Qusais industrial areas and on building sites across the city. In 2006 Human Rights Watch criticised conditions in the camps, and the Dubai government then closed 100 camps that did not meet Dubai Municipality standards (Wikipedia).
Newer homes came later. wasl Properties built the low-rise Wasl Oasis complexes in Muhaisnah 4, and Property Finder lists its newer Madinat Badr development, a group of apartment buildings in the Qamar series. St. Mary’s Catholic High School opened a branch here in 2015.
What it’s like to live here
The four parts are very different. Bayut describes Muhaisnah 1 as mostly residential, with schools and villas, and Muhaisnah 3 as mainly villas. Muhaisnah 4 has apartment buildings and shops. Muhaisnah 2 is labour and staff accommodation, separated from the rest.
Most rented homes are flats in Muhaisnah 4. Of 4,786 one-bedroom leases recorded in the past 12 months, 4,612 were there (Property Finder, DLD data). Wasl Oasis 2 alone has about 1,244 flats in 24 low-rise blocks, with a supermarket, a mosque, small gardens and parking. The villas in Muhaisnah 1 and 3 sit on large plots of about 11,000 to 15,000 sq ft.
It is a busy, practical place rather than a scenic one. LuLu Village and Etihad Mall are inside the district, and Muhaisnah 1 has three parks, one with a jogging track round a lake. Bayut warns that the nearby industrial areas and the airport can bring noise and air pollution.
Who it suits
Mostly renters on a budget who want to be near Al Qusais, Deira and the Sharjah border. Property Finder’s strongest lifestyle match is working professionals (86%), followed by young professionals and students (46% each), with families and retirees at 10%. Indian renters are the largest group at 61%, followed by Emirati (9%), Pakistani (7%) and Filipino (6%).
For buyers it is a narrow market. Only UAE and GCC nationals can buy here, and Property Finder recorded 66 sales in the past 12 months, 14.3% fewer than the year before. Of those, 46 were in Madinat Badr, and several of the rest were villa plots.
Getting around
There is no Metro station in Muhaisnah. Centrepoint on the Red Line, called Rashidiya until 2021, is about 3 km from the middle of Muhaisnah 1 in a straight line, and Al Qusais station on the Green Line is about 3 km from Muhaisnah 4. Bayut lists buses 31 and F05 near Muhaisnah 1, and 13, 17, 32C, X13 and X28 near Muhaisnah 4.
Sheikh Mohammed Bin Zayed Road (E311) runs between Muhaisnah 3 and 4 on one side and Muhaisnah 1 and 2 on the other, and Beirut Street and Airport Road are close. Bayut puts Downtown Dubai about 26 minutes away, Dubai Marina almost half an hour and Al Mamzar Beach 15 minutes. The planned Blue Line will run from Centrepoint through Mirdif and Al Warqaa to International City, with services due to start by September 2029 (RTA via Dubai Media Office).

Property Finder counts 35 schools within 5 km, with an average fee of AED 26,680 a year (KHDA data, 2026). In the district are Greenwood International School in Muhaisnah 1 (American curriculum to Grade 12), and St. Mary’s Catholic High School (British curriculum), United International Private School (Philippine curriculum) and The Indian Academy in Muhaisnah 4. Property Finder lists fees of AED 6,000 to 16,000 a year at The Philippine School. Dubai Medical College for Girls is in Muhaisnah 1.
Bayut names Dubai Medical University Hospital as the only hospital in Muhaisnah, and notes that Aster Hospital in Al Qusais is close to Muhaisnah 3. There is a primary healthcare centre in Muhaisnah 1 and a polyclinic in Muhaisnah 4. LuLu Village in Muhaisnah 4 has a Lulu hypermarket, Etihad Mall in Muhaisnah 1 has a gym and cafés, and Madina Mall, with a Carrefour, is on Beirut Street at the western edge of Muhaisnah 4. Bayut puts City Centre Mirdif and Arabian Centre about 10 minutes’ drive away.
Things to check before you rent or buy
- Check who can buy. Muhaisnah is not freehold, and Bayut lists it among areas where only UAE and GCC nationals can buy (October 2026). If you are told a building is open to all nationalities, confirm it with the Dubai Land Department before you pay anything.
- Know the sub-area. Muhaisnah 2 is worker accommodation, and Muhaisnah 4 is the main area for renting a flat. Visit at different times of day.
- Check for noise. Bayut warns that the airport and the nearby industrial areas can bring noise and air pollution, so check which way a flat faces.
- Compare new and renewal rents. In the past 12 months new leases averaged AED 63,449 and renewals AED 43,029 (Property Finder, DLD data). Check the official rental index before you agree an increase on renewal.
- Ask about parking, air conditioning and maintenance before you sign, especially in older blocks.
- Expect a thin sales market. Property Finder recorded 66 sales in the past 12 months, 14.3% fewer than a year earlier, and land plots are mixed in, so averages swing a lot.
Facts and figures from Property Finder Community Insights and DLD transaction data, Bayut’s area guide and non-freehold list, dubizzle, the Dubai Legislation Portal, RTA via Dubai Media Office, Gulf News, Wikipedia (with Dubai Statistics Center population figures) and OpenStreetMap. Checked October 2026. Numbers change as leases renew and buildings change hands.
