History
Nad Al Hamar is an established suburb on the eastern edge of Dubai, south-east of Dubai International Airport. It is community 416 in Dubai’s numbering, with Ras Al Khor Road (E44) along its south side and Sheikh Mohammed Bin Zayed Road (E311) to the east. A planning study from 2000, cited on Wikipedia, counted 2,563 residents.
It grew as a low-rise area of villas, with apartment buildings along the main roads and most commercial and industrial buildings in the south, next to Ras Al Khor Industrial Area. The newest part is Nad Al Hammar Gardens, a wasl master plan facing Sheikh Mohammed Bin Zayed Road with 69 residential, 32 mixed-use, 12 showroom and two school plots. wasl sold them as freehold plots and now lists the project as sold out. Apartment buildings are going up there: sales at Myra Onyx began in September 2024, with completion expected in September 2026 (Property Finder).
What it’s like to live here
Homes are villas on the inner residential streets and low-rise apartment blocks near the main roads, and most are offered for rent (Bayut). The rental market is mainly apartments: Property Finder counted 3,564 apartment contracts and 66 villa contracts in the 12 months to October 2026. Villas have private parking, with visitor bays outside the houses.
It is quiet and local rather than lively. Property Finder counts 11 coffee shops, two restaurants and 12 fast-food outlets within 2 km. Nad Al Hamar Park on 47th Street has jogging tracks, ball-game areas and shaded benches, and there are several mosques, including Masjid Fatimah Bint Mohammed in the centre. The area is under the flight path for Dubai International Airport, and residents often hear aircraft (Bayut).
Who it suits
Property Finder rates the area a good fit for retirees (68%) and working professionals (62%), and less so for families (49%) and young professionals (41%). Emiratis are the largest renter group at 26%, followed by Indian (18%), Pakistani (9%) and Jordanian (7%) renters. It suits people who want to live close to the airport, Festival City and Mirdif in a local, low-rise neighbourhood.
For buyers it is a narrow market. Most of the area is not freehold, so foreign buyers are largely limited to new apartments and plots in Nad Al Hammar Gardens. Property Finder puts the gross yield at about 5% (October 2026).
Getting around
There is no Metro station. Centrepoint on the Red Line is about ten minutes’ drive north (Property Finder). Buses do not run through the residential streets, but there are seven stops on the main roads, including by Aswaaq Mall and The City School International.
Ras Al Khor Road (E44) runs along the south and Sheikh Mohammed Bin Zayed Road (E311) along the east, while Nad Al Hamar Road and Al Rebat Street lead north towards the airport and Deira. Bayut puts Dubai International Airport almost 10 minutes away and Business Bay 17 minutes via the E44. Property Finder puts Downtown Dubai about 15 minutes away and Dubai Festival City Mall about ten.

The City School International (British curriculum to IGCSE, rated Good by KHDA, about AED 15,000 to 36,000 a year on Property Finder) is inside the community. Things to check before you rent or buy
- Check the ownership. Property Finder says Nadd Al Hammar is not a designated freehold area and ownership is generally limited to UAE and GCC nationals. Foreign buyers should confirm with the Dubai Land Department that a unit is in a freehold project, such as those in Nad Al Hammar Gardens, before paying a deposit.
- Expect aircraft noise. The area is under the airport’s flight path (Bayut), so visit at different times of day.
- Compare like with like. Of the 74 sales recorded in the 12 months to October 2026, 59 were apartments, 14 were plots and one was a villa, so area-wide averages swing with the mix. Apartments averaged AED 1,093 per sq ft, 2.7% lower than a year earlier (Property Finder).
- For off-plan apartments, check the handover date and the project’s status with the developer. Property Finder lists Myra Onyx’s expected completion as September 2026.
- Know what a plot allows. Nad Al Hammar Gardens has residential, mixed-use, showroom and school plots, so check the permitted use before you buy land.
- Look at both rents. New contracts averaged AED 75,798 a year and renewals AED 63,404 in the 12 months to October 2026, and the average villa renewal rose 20.7% (Property Finder).
- Check which edge you are on. The south of the area is mainly commercial and industrial, next to Ras Al Khor Industrial Area (Bayut).

Is Nad Al Hamar a freehold area?
Mostly no. Property Finder says Nadd Al Hammar is not a designated freehold area and that ownership is generally limited to UAE and GCC nationals, and the area is not named in Dubai’s freehold regulation (Regulation No. 3 of 2006). The exception is wasl’s Nad Al Hammar Gardens in the south-east, which wasl sold as freehold plots; new buildings there, such as Myra Onyx, are listed as freehold. Foreign buyers should confirm the status of a specific unit with the Dubai Land Department before paying a deposit.
