Living in Academic City
TECOM’s university free zone off Dubai–Al Ain Road, with new off-plan villa communities by Danube and Binghatti sold under its name. Suits students, university staff and off-plan buyers who can wait for handover and the Blue Line Metro in 2029.

History
Dubai International Academic City, usually called Academic City or DIAC, was launched by TECOM Group in 2007 as a free zone for universities and colleges. It sits along Dubai–Al Ain Road on Dubai’s southern outskirts, next to Dubai Silicon Oasis. Bayut puts its area at 129 million sq ft, about 12 sq km.
Bayut counts nearly 28 universities with more than 27,000 students from about 150 nationalities. They include Zayed University, the American University in the Emirates, BITS Pilani, Amity, Manipal, Heriot-Watt and the University of Birmingham Dubai.
Housing has been limited, and Bayut notes it is popular with students who rent. That is changing. Binghatti has launched Tilal Binghatti, its first master-planned villa community, and in April 2026 Danube Properties unveiled Greenz by Danube (Khaleej Times). Both are sold under the Academic City name. Property Finder places Greenz in the Al Rowaiyah 1 masterplan, and Zawya describes Tilal as being in the Al Rowaiyah area of Dubailand.
What it’s like to live here
Today Academic City is a campus district rather than a neighbourhood. Bayut describes the existing flats as compound-style blocks with parking and 24-hour security, and its building guide lists six ready Shiba Towers blocks. There are food courts and cafés on campus, such as Costa at the American University in the Emirates and Starbucks at Zayed University. Property Finder lists limited housing and peak-hour traffic among the downsides.
The new villa communities will look very different. Greenz by Danube has three- and four-bedroom townhouses and five-bedroom semi-detached and twin villas, with more than 50 amenities and handover scheduled for Q4 2029 (Khaleej Times). Tilal Binghatti covers more than 10 million sq ft, with four- to seven-bedroom townhouses and villas of 2,200 to 4,500 sq ft (Zawya), and Binghatti plans a 12,000 sq m man-made beach and swimmable lakes. Binghatti’s project page does not give a handover date.
Who it suits
Students and university staff first. Property Finder recorded 333 leases in the past year, at an average of AED 24,382 a year for new leases and AED 47,057 for renewals, and its most recent records are studios. Families who want French, German or British schooling will find Lycée Français International Georges Pompidou, German International School Dubai and Dubai English Speaking College inside Academic City.
For buyers it is an off-plan market. DLD recorded 491 sales in the past year at an average of AED 2.94 million (Property Finder, October 2026), and the latest were off-plan villas and townhouses in Greenz and Tilal Binghatti. It suits buyers who can wait several years for handover. It does not yet suit people who want a finished neighbourhood with shops on the doorstep, or investors who need a proven rental record.
Getting around
There is no Metro yet. RTA’s Blue Line, a 30 km route with 14 stations, will run from Creek station through Dubai Festival City, Dubai Creek Harbour, Ras Al Khor, International City and Dubai Silicon Oasis to Academic City. RTA says it is scheduled for completion in 2029 and lists Academic City among the areas it will link directly to Dubai International Airport. Until then, Bayut says RTA bus 365 links the area with Rashidiya Metro station, Dubai Silicon Oasis and International City, with a stop near every campus. Check RTA’s journey planner for current routes.
Four main roads surround the area: Emirates Road (E611), Dubai–Al Ain Road (E66), Sheikh Zayed bin Hamdan Al Nahyan Street (D54) and Manama Street (D67). Bayut puts Dubai International Airport about 18 minutes away by car and Downtown Dubai about 20 minutes. Property Finder puts Dubai Silicon Oasis about 8 minutes away and Sharjah about 35 minutes.
Schools, healthcare and shopping
Several schools sit inside Academic City. On Property Finder’s KHDA 2026 data, Dubai English Speaking College is rated Outstanding (AED 84,000 to 91,000 a year), Lycée Français International Georges Pompidou is rated Very Good (AED 37,000 to 51,000) and German International School Dubai is listed as not inspected because of COVID-19 (AED 39,000 to 73,000). GEMS Wellington Academy (Very Good) and Repton School (Outstanding) are within 5 km. Property Finder counts six schools within 2 km, none of them rated Outstanding.
Bayut says each campus has a medical facility. The nearest hospital is Fakeeh University Hospital in Dubai Silicon Oasis, which also has clinics such as Aster Clinic.
Day-to-day shopping is thin. There are convenience stores on campus, such as Circle K and All Day Minimart, a Zoom at the ENOC station on D54 and Greens Supermarket in Dubai Outsource City. For a bigger shop, Choithrams and Spinneys are in Dubai Silicon Oasis, and Property Finder puts Silicon Central mall about 10 minutes from Greenz. Bayut puts Dubai Outlet Mall about 8 minutes away and Dragon Mart about 15 minutes.
Things to check before you rent or buy
- Know which Academic City you are looking at. The name covers the university free zone and the new villa projects in Al Rowaiyah 1, and Property Finder’s most recent rental records for Academic City are studios in neighbouring Dubai Outsource City.
- Check the title. Property Finder lists Greenz by Danube as freehold. For any other project or building, confirm the title type on its DLD registration before you pay.
- Read the payment plan. Sources differ for Greenz: Property Finder shows 70% during construction and 30% on handover, while Khaleej Times reported a 1% monthly plan. Get the plan in writing and pay only into the project’s escrow account.
- Budget for fees. Property Finder lists a 4% government fee on Greenz purchases.
- Do not rely on projected yields. Binghatti projects rental yields of 7% to 10%, but the new communities have no rental record yet, and Property Finder showed only five homes for rent in Academic City in October 2026.
- Compare recorded prices. Among the latest recorded off-plan sales on Property Finder (October 2026), prices ran from AED 3.37 million for a three-bedroom home in Greenz to AED 6.86 million for a five-bedroom villa.
- Expect building work. The villa communities and the Blue Line are due for completion around 2029.

Bayut figures are average asking prices and rents from listings on Bayut, not completed sales. Sales counts are Dubai Land Department records shown by Property Finder or DXBinteract. Yields are gross, before service charges and other costs. Checked October 2026; we update these figures regularly. They are area averages, not a valuation of any one home.

Is Academic City a freehold area?
Partly. The new villa projects are sold freehold, which means foreign buyers can own them outright: Property Finder lists Greenz by Danube as freehold, and DLD recorded 491 sales in Academic City in the past year (Property Finder, checked October 2026). The universities sit in an education free zone. Confirm the title type of any specific home on its DLD registration before you pay.
How far is Academic City from the airport?
Dubai International Airport (DXB) is about 16 km away in a straight line, about 18 minutes by car (Bayut). Al Maktoum International Airport (DWC) is about 36 km away.
Is there a Metro station in Academic City?
Not yet. RTA’s Blue Line will run through International City and Dubai Silicon Oasis to Academic City and is scheduled for completion in 2029 (RTA). Until then, Bayut says RTA bus 365 links the area with Rashidiya Metro station.
How much does it cost to rent in Academic City?
Registered rents averaged AED 24,382 a year for new leases and AED 47,057 for renewals over the past year, across 333 leases (Property Finder, checked October 2026). The most recent records are studios. Few homes are advertised: Property Finder showed five homes for rent in October 2026, so ask us for current rents on a specific home.
How much do homes cost in Academic City?
Recorded sales averaged AED 2.94 million over the past year (DLD via Property Finder, checked October 2026). Among the latest recorded off-plan sales (October 2026), prices ran from AED 3.37 million for a three-bedroom home in Greenz by Danube to AED 6.86 million for a five-bedroom villa. The median asking price of homes listed for sale was AED 4.04 million (Property Finder, October 2026).
What rental yield can investors expect in Academic City?
There is no reliable figure yet. The new villas have not been handed over, so they have no rental record, and Property Finder does not publish a yield for the area. Developer figures, such as Binghatti’s projected 7% to 10%, are forecasts, not achieved returns.
Who does Academic City suit best?
Students and university staff who want to live near campus, and off-plan buyers who want a new villa or townhouse and can wait for handover, scheduled for Q4 2029 at Greenz. It suits people without a car less well until the Blue Line opens, and it is not for anyone who wants a finished neighbourhood now.
