Oud Metha

History

Oud Metha, also called Al Nasr, is a small district of about 1.5 sq km in Bur Dubai, between Al Karama, Umm Hurair 2 and Zabeel. It grew up around schools and social clubs. Khaleej Times dates The Indian High School to 1961, the India Club to 1964, on land gifted by Sheikh Rashid bin Saeed Al Maktoum, and Al Nasr Leisureland to 1979.

Dubai Healthcare City was launched in 2002. Its 4.1 million sq ft Phase 1, in Oud Metha, is given over to hospitals, clinics and medical education; Phase 2 is a separate wellness district in Al Jaddaf. The Green Line Metro opened stations at Oud Metha and Dubai Healthcare City on 9 September 2011. Lamcy Plaza, the area’s mall since 1997, closed after a fire in March 2017. Gulf News reported in October 2026 that it sold at auction for AED 188.7 million in September 2025 and is due to reopen as The Plaza, tentatively in the first half of 2027.

What it’s like to live here

Homes are almost all apartments, from studios to three bedrooms, in low- and mid-rise blocks, some dating from the late 1970s. Bayut gives typical sizes of 500 to 1,000 sq ft for a one-bedroom, 1,100 to 1,500 sq ft for a two-bedroom and 1,650 to 2,400 sq ft for a three-bedroom, and says each building has its own parking with at least one space per flat. Buildings with the most rental listings on Property Finder include Al Nasr Square, Al Nasr Central Building, Emerald Oud Metha and Hessa Home Building.

Life centres on schools, clubs and hospitals. The India Club, the Iranian Club, the Pakistan Association and Al Nasr Sports Club are all here, and St Mary’s Catholic Church is near the Metro. Zabeel Park, home of Dubai Frame, is within walking distance. Roads get busy at school drop-off and pick-up times.

Dubai Healthcare City is different. It is mostly hospitals, clinics and offices, with few homes. Property Finder records 210 leases registered there in the past year, in buildings such as Al Razi Building, and only 4 sales, all at Hyatt Regency Creek Heights Residences.

Who it suits

Renters who want a central address near work, school and the Metro. Property Finder describes Oud Metha as family-friendly, with a good choice of schools and nurseries. For Dubai Healthcare City, its lifestyle scores favour working professionals (77%) and young professionals (70%) over families (30%), and Indian renters make up 77% of tenants, followed by Filipino and Pakistani renters at 5% each.

It suits staff at the area’s hospitals and families with children at The Indian High School or DESS. It is less suited to buyers from overseas, because most buildings are outside Dubai’s freehold zones, or to anyone who wants a villa and garden.

Getting around

Two Green Line Metro stations serve the area: Oud Metha, on Oud Metha Road, and Dubai Healthcare City. BurJuman, where you change for the Red Line, is one stop from Oud Metha. RTA buses C18 and F18 serve Oud Metha station.

By car, Oud Metha Road, Umm Hurair Road and Sheikh Rashid Road link the area to Sheikh Zayed Road and Al Khail Road. Bayut puts Dubai International Airport about 16 minutes’ drive from Oud Metha, and Downtown Dubai 12 to 15 minutes from Dubai Healthcare City.

Major roadworks are close to finishing. RTA’s Oud Metha and Al Asayel Streets project was 90% complete in late July 2026. It aims to raise Oud Metha Street’s capacity from 10,400 to 15,600 vehicles an hour and cut a 20-minute journey to 5 minutes. A single-lane tunnel from Dubai–Al Ain Road to the Oud Metha service road opened in August 2026 (Khaleej Times).

Schools, healthcare and shopping

The Indian High School (Indian curriculum, Grades 5 to 12) is rated Very Good by KHDA, with fees of AED 8,625 to 13,815 a year (Gulf News, August 2026). The primary campus of Dubai English Speaking School is near Oud Metha station; KHDA rates DESS Outstanding, with fees of AED 43,084 to 53,320 (Khaleej Times, July 2026). Lycée Français International Georges Pompidou, also Outstanding, runs a preschool campus here, with fees from AED 29,488. KHDA last ran full inspections in 2023–24, so these are the latest ratings.

Healthcare is the area’s strength. American Hospital Dubai is in Oud Metha and Rashid Hospital is by the Metro station. Dubai Healthcare City has five hospitals and 168 clinical facilities, according to its authority, including Mediclinic City Hospital and Emirates Specialty Hospital.

Wafi Mall is about 8 minutes’ drive (Bayut) and Al Karama is next door. Bayut lists supermarkets including Al Adil, VIVA and West Zone nearby, and puts Dubai Festival City Mall about 10 minutes from Dubai Healthcare City. Lamcy Plaza stays closed until its planned reopening.

Things to check before you rent or buy

  • Check who can own. Oud Metha is not on the list of areas in Regulation No. 3 of 2006 where non-UAE nationals can own freehold. Later decisions added more areas, and Property Finder labels one building, Emerald Oud Metha, as freehold, so confirm the title status of any specific building with the Dubai Land Department.
  • Compare recorded rents with asking rents. New leases registered in the past year averaged AED 70,660 for a one-bedroom and AED 95,521 for a two-bedroom, below Property Finder’s asking medians of about AED 75,000 and AED 105,000 (checked October 2026).
  • Renewals average less than new leases: AED 82,560 against AED 87,684 across all homes in the past year (Property Finder).
  • Ask whether cooling (chiller) charges are included. Several listings advertise “chiller free”, so it varies by building.
  • Check the building’s age and condition, including lifts, air conditioning and the parking allocation.
  • Expect thin resale data in Dubai Healthcare City. Property Finder recorded only 4 sales there in the past year, 55.6% fewer than the year before.
  • Allow for traffic. School-run traffic is heavy, parts of the RTA road project are still to open, and Lamcy Plaza is not expected back before 2027.

Facts and figures from Property Finder rental and sales transactions, Community Insights and listings, Bayut area guides, the Dubai Legal Portal, the RTA and the Dubai Healthcare City Authority, with KHDA ratings via Gulf News and Khaleej Times and history from Khaleej Times, Gulf News and Wikipedia. Checked October 2026. Numbers change as leases renew and homes are resold.
