History
Al Karama, Arabic for “dignity”, is one of Dubai’s oldest residential districts, on the Bur Dubai side of the Creek. Much of its early housing dates from the 1970s. Sheikh Rashid Colony was built in 1978 under Sheikh Rashid bin Saeed Al Maktoum as low-cost housing for low-income families. Khaleej Times reported that it was nicknamed “7,000 buildings” because a two-bedroom flat cost about AED 7,000 a year. In the early 1980s, about 8,000 Omanis displaced from Zanzibar were given homes in Hamdan Colony, also in Karama. Gulf News reported that the Pioneer Building was built in the 1970s as low-cost housing for expatriates.
Sheikh Rashid Colony was demolished in 2012. Since then wasl, the Dubai Government’s asset management arm, has replaced old blocks with mixed-use buildings. Its wasl Hub was completed in March 2016 with 312 apartments, more than 70 shops and 32 restaurants and cafés (Khaleej Times). The Dubai Statistics Centre counted 75,393 residents at the end of 2013, Gulf News reported.
What it’s like to live here
Karama is low-rise and dense. Homes are almost all apartments, from studios of about 300 to 610 sq ft to three-bedroom flats of over 2,000 sq ft (Bayut). Many buildings are older and some have no basement parking. The newer wasl blocks, such as wasl Hub, wasl Duet and wasl Aqua, each have a pool, a gym, covered parking and shops on the ground floor (Khaleej Times).
It is busy, mixed and walkable. The streets are full of supermarkets, tailors, salons and small restaurants. A 2016 count reported by Khaleej Times found 381 food and drink outlets in Karama, against 293 in Dubai Marina. Karama Park sits in the middle of the district, and Zabeel Park, home of the Dubai Frame, is on its southern edge. Residents on Property Finder score parking 2 out of 5 and peace and quiet 3 out of 5.
Who it suits
Renters who want a central flat at a lower rent than in newer districts. Property Finder’s renter data is led by Indian nationals (77%), followed by Filipino and Pakistani renters (5% each) and Emiratis (3%). Its lifestyle scores match the area to retirees (60%), working professionals (48%) and families (47%).
It suits people who work in Bur Dubai, Deira, Oud Metha or around the World Trade Centre and want to commute by Metro or bus. It is not an area for foreign buyers. Al Karama is not freehold, so only UAE and GCC nationals can buy here (Bayut, October 2026). Property Finder recorded only two sales in the past 12 months, both plots of land.
Getting around
Two Metro stations sit on Karama’s edges. ADCB station on the Red Line is on the western side, and BurJuman, where the Red and Green Lines meet, is at the northern tip. Property Finder lists ADCB about 1 km from the middle of the area, BurJuman about 1.3 km and Oud Metha about 1.8 km. RTA buses stop throughout the district, including at Karama Ent. 2, Central Post Office and Karama, Dubai Municipality Center.
By car, Sheikh Khalifa Bin Zayed Street runs along the western edge, and Zaa’beel Street and Kuwait Street cross the area. Bayut puts Dubai International Airport about 9 minutes away, Dubai Mall about 11 minutes, Downtown Dubai 13 minutes and Mall of the Emirates 18 minutes. Expect congestion at morning and evening peaks. Visitors rely on paid RTA parking along the main roads and near the shops (Property Finder).
Schools, healthcare and shopping
Property Finder counts 27 schools within 5 km, with average fees of AED 29,696 a year (KHDA 2026 data). The Apple International Community School (UK curriculum, rated Acceptable, AED 19,000 to 26,000 a year) is about 500 metres from the middle of Karama. Close by in Oud Metha are Lycée Français International (Outstanding, AED 29,000 to 62,000), The Indian High School (Very good, AED 6,000 to 10,000) and St. Mary’s Catholic High School (Good, AED 7,000 to 16,000). Dubai English Speaking School (Outstanding, AED 43,000 to 53,000) is about 1.5 km away.
Rashid Hospital in Umm Hurair 2 is about 1.5 km from the middle of Karama, and Aster Hospital in Mankhool is nearby. There are many clinics in the area, including Aster Clinic in Karama. Karama Centre and Al Karama Market are known for bargain shopping and souvenirs. Lulu Hypermarket is near the Emirates Post Office, Spinneys is opposite the Al Karama Fish Market, and BurJuman mall, with Vox Cinemas, is on the edge of the district (Bayut).
Things to check before you rent or buy
- You can rent but probably not buy. Al Karama is a non-freehold area, so only UAE and GCC nationals can buy (Bayut, October 2026). A few listings call single buildings freehold, so check the title deed with the Dubai Land Department before you rely on one.
- Know the building. Older blocks are cheaper but are often in poor condition with few amenities (Gulf News, 2018). Newer wasl buildings have pools, gyms and covered parking.
- Ask about parking. Older buildings often have no basement parking, and street parking is hard, especially for visitors (Bayut). Residents rate parking 2 out of 5 on Property Finder.
- Check the sharing rules. Subletting a room or bed space needs the landlord’s written approval, and every occupant should be on the Ejari (Gulf News, June 2025). Dubai’s shared-housing law, announced in March 2026, sets standards for how many people may live in a unit and allows surprise inspections (Khaleej Times, September 2026). Some newer buildings do not take bachelor tenants (Gulf News, 2018).
- Compare with registered rents. New leases in the past 12 months averaged AED 69,994 and renewals AED 68,461 (Property Finder, Dubai Land Department data, October 2026). Use recent contracts in the same building as your benchmark.
- Visit at rush hour. Traffic on the narrow internal roads is heavy at morning and evening peaks (Bayut, Gulf News).
Facts and figures from Property Finder Community Insights and rental and sales transactions (Dubai Land Department data), Bayut’s area guide and non-freehold areas guide, KHDA data via Property Finder and Dubai’s Regulation No. 3 of 2006, with history from Khaleej Times and Gulf News. Checked October 2026. Numbers change as leases renew and old buildings are replaced.
