History

Nad Al Sheba lies south of Dubai Creek and covers about 60 sq km in four sub-districts, Nad Al Sheba 1 to 4 (Wikipedia). It is best known for racing. Nad Al Sheba Racecourse formally opened in 1986 and staged the first Dubai World Cup in 1996. It was demolished after the 2009 race, and Meydan Racecourse opened on the same site on 27 March 2010.

The older housing is mostly large villas. Wikipedia says Nakheel built more than 1,500 four- and five-bedroom villas in Mediterranean and Moroccan styles, with a 5 km cycling and running track, a clubhouse, a pool and a gym. The newest part is Meraas’s Nad Al Sheba Gardens, a gated villa and townhouse community in Nad Al Sheba 1. Bayut’s guide shows its first payment-plan instalments falling due in September 2022, and Meraas lists its villa and villa-plot releases as sold out (checked October 2026).

What it’s like to live here

This is a low-rise, villa-led district. Bayut lists three- to seven-bedroom villas and a smaller number of one- to three-bedroom apartments, mostly in Nad Al Sheba 1. Many older homes have Moroccan or Mediterranean styling, private gardens and their own parking. Bayut describes Nad Al Sheba 2 as mostly villas, Nad Al Sheba 3 as the school area and Nad Al Sheba 4 as the place for parks and everyday shops.

Nad Al Sheba Gardens feels different. Meraas lists three- to seven-bedroom villas and townhouses from AED 5 million (asking), set around lagoons, wave pools, a yoga lawn, an amphitheatre, running tracks and a dog park. Much of it is still being built, so expect building work and construction traffic for a while. Bayut notes that a school, nursery, clinic and shops are planned inside the gardens but are still in process.

Who it suits

Families who want space. Repton School Dubai and Kings’ School Nad Al Sheba are both in Nad Al Sheba 3, and Bayut puts Downtown Dubai about 20 minutes away by car. It also suits people who work in Meydan, Business Bay or Ras Al Khor and want a villa rather than a flat, and who will drive most places.

For investors it is a busy off-plan market. Property Finder recorded 2,637 sales over the last year, 213.9% more than the year before, and puts the gross yield at about 4.6% (October 2026). Many recent DLD rental contracts were for four- and five-bedroom villas, at AED 175,000 to AED 360,000 a year in Nad Al Sheba Villas.

Getting around

There is no Metro station. Bayut puts Creek station on the Green Line about 16 minutes away by car and lists buses 30, 50, 66 and 67 from the Avenue Mall stop. The district runs along Al Ain Road (E66), Nad Al Sheba Road links to Al Khail Road (E44), and Sheikh Mohammed Bin Zayed Road (E311) is close by (Bayut). Most residents drive or use taxis.

Bayut puts Downtown Dubai about 20 minutes and Dubai International Airport about 23 minutes away by car. Meraas says Nad Al Sheba Gardens is about 10 km from Burj Khalifa.

Schools, healthcare and shopping

Repton School Dubai (British and IB, ages 3 to 18) was rated Outstanding by KHDA in March 2024, with fees listed at AED 57,178 to 102,753 a year. Kings’ School Nad Al Sheba (British curriculum, opened in 2014) was rated Very Good in 2023–24, with fees listed at AED 55,750 to 96,232 a year. Both figures are from WhichSchoolAdvisor, so check the latest KHDA report and fee list. Step by Step Nursery is also in the area, and North London Collegiate School is just north in Meydan.

Nad Al Sheba Health Centre covers general care, and Bayut lists an American Hospital clinic in the area. For shopping, Nad Al Sheba Mall has Spinneys and West Zone, Avenue Mall is in the district and there is a Union Coop nearby (Bayut). Dubai Festival City Mall is about 8.6 km away in a straight line.

Things to check before you rent or buy

  • Know whether it is ready or off-plan. Many recent sales are off-plan, so check the phase, the handover date and the payment plan in writing. Bayut gave Q3 2026 as the expected handover for Nad Al Sheba Gardens.
  • Check ownership. Bayut lists the area as freehold, mainly for villas, but confirm the plot’s status and title deed with the Dubai Land Department, especially for older homes in Nad Al Sheba 1 to 4.
  • Read the averages with care. Property Finder’s average recorded price per sq ft rose 48% in a year, but much of that reflects a new mix of off-plan villas and apartments rather than the same homes selling for more.
  • Expect building work. Parts of Nad Al Sheba Gardens and nearby Meydan projects are still under construction, and the planned school, clinic and shops in the gardens are not finished.
  • Check the condition of older villas, especially air conditioning, plumbing, roofs and any extensions.
  • Ask for the latest service charge statement before you buy.
  • Plan for a car. There is no Metro, and Bayut notes that residents mostly rely on cars or taxis.

FAQs

Nad Al Sheba questions

Can’t see yours? Ask us on WhatsApp.

Can foreigners buy property in Nad Al Sheba?

Yes, in the freehold projects. Bayut lists Nad Al Sheba as freehold, mainly for villas, and describes Meraas’s Nad Al Sheba Gardens plots and homes as freehold. Ownership rules can differ from plot to plot in the older parts of Nad Al Sheba 1 to 4, so check the title deed and the plot’s status with the Dubai Land Department before you commit.

How far is Nad Al Sheba from the airport?

Dubai International Airport (DXB) is about 12 km away in a straight line, about 23 minutes by car (Bayut). Al Maktoum International Airport (DWC) is about 35 km away.

Is there a Metro station in Nad Al Sheba?

No. Bayut puts Creek station on the Green Line about 16 minutes away by car and lists buses 30, 50, 66 and 67 from the Avenue Mall stop. Most residents drive or use taxis.

Have property prices gone up in Nad Al Sheba?

Recorded prices have risen, but the mix of homes has changed. Property Finder shows 2,637 sales over the last year, 213.9% more than the year before, and an average of AED 3,073 per sq ft, up 48%. Much of this activity is new off-plan villas and apartments, so compare similar homes before you read it as growth.

Who does Nad Al Sheba suit best?

Families who want a large villa near Repton and Kings’ schools, about 20 minutes from Downtown by car (Bayut). It is less suited to people without a car, or to anyone who wants a finished community today, as parts of Nad Al Sheba Gardens are still being built.
