Living in Culture Village
Dubai Properties’ Creek-side apartment district in Al Jaddaf, with D1 Tower, Palazzo Versace and Jameel Arts Centre next to Al Jadaf Metro. Suits professionals and investors who want a waterfront flat near the airport and Downtown.

History
Culture Village sits on the Al Jaddaf bank of Dubai Creek, next to Al Garhoud Bridge. Dubai Properties, part of Dubai Holding, launched it in May 2006 as a Dh50 billion project on 40 million sq ft, Khaleej Times reported. The plan included creekside souks, an amphitheatre, museums, an exhibition hall and a dockyard for building dhows. Gulf News listed Phase I for completion in 2008.
Building took much longer. Bayut dates the first phase, D1 Tower and Palazzo Versace, to 2017. In September 2018 Gulf News reported about 18 high-rise projects here, priced at about Dh1,200 to Dh2,000 per sq ft, with Dubai Wharf’s structure finished and Manazel Al Khor 82% built. Jameel Arts Centre opened in November 2018. Dubai Properties now also calls the area Jaddaf Waterfront, and Bayut lists it as “Culture Village (Jaddaf Waterfront)”. It is still growing: recent recorded sales include off-plan flats in Creek View by Iraz, Celeste and Binghatti Spectre (Property Finder, October 2026).
What it’s like to live here
Homes are apartments, from studios to penthouses. Manazel Al Khor is low-rise, with 74 one- to three-bedroom flats. Riah Towers (17 storeys) and Niloofar Tower are mid-rise. Dubai Wharf has 582 flats above shops, and D1 Tower rises 80 storeys and 284 m with 528 apartments. Palazzo Versace has 169 residences next to its hotel (all Bayut).
Bayut says most homes have Creek views. A 3.8 km promenade has separate walking and cycling tracks, and the Jaddaf Waterfront Sculpture Park surrounds Jameel Arts Centre. It is quiet, and Bayut notes that the area is still being developed, so residents go to nearby districts for some services.
Who it suits
People who want a Creek-side flat close to the airport, Downtown and Dubai Healthcare City, with a Metro station within walking distance. Bayut describes it as upscale and family-oriented, but warns it may not suit singles who want a busy neighbourhood. We could not find a renter nationality breakdown for Culture Village.
For investors it is a rental market with an active resale side: Property Finder puts the gross yield at about 6.73%, with 97 recorded sales and 974 registered rental contracts in its ‘last year’ view (checked October 2026).
Getting around
Al Jadaf Metro Station on the Green Line is about 500 m from the middle of the community (OpenStreetMap). Bayut says most homes are a short walk from it and the furthest are up to 15 minutes on foot. Al Khail Road and Sheikh Rashid Road are the main routes, and Gulf News reported in 2018 that RTA had approved a new access from Sheikh Rashid Road.
Bayut puts Dubai International Airport about 10 minutes away by car, Burj Khalifa and Downtown about 12 minutes, and Dubai Festival City about 9 minutes via Al Khail Road. JBR is about 27 minutes via Sheikh Zayed Road. Bayut’s guide mentions a planned water taxi; check whether it is running before you rely on it.
Schools, healthcare and shopping
Bayut’s guide lists no school inside Culture Village. Swiss International Scientific School in Dubai is about 2 km away in Al Jaddaf (OpenStreetMap). Bayut lists Cambridge International School, The Indian High School and Al Mawakeb in Al Garhoud, and GEMS Winchester School, Dubai Gem Private School and Lycée Français International in Oud Metha, all about 10 minutes away. Check the latest KHDA inspection rating and fees for any school you consider.
Al Jalila Children’s Specialty Hospital is about 2 km away in Al Jaddaf, and Mediclinic City Hospital and Latifa Hospital are in nearby Dubai Healthcare City (Bayut). For groceries, W Mart has branches at Dubai Wharf and Manazel Al Khor. Dubai Festival City Mall, with Carrefour, and Wafi, BurJuman and Deira City Centre are 7 to 12 minutes away. Palazzo Versace has several restaurants and a spa.
Things to check before you rent or buy
- Ready or off-plan. Recent recorded sales mix ready flats in D1 Tower, Palazzo Versace and Boutique XII with off-plan units in newer towers (Property Finder, October 2026). For off-plan, check the developer, the escrow account and the handover date.
- Confirm freehold status on the title deed. Bayut lists Culture Village and Al Jaddaf as freehold, but notes that some freehold areas include leasehold or GCC-only property.
- Compare buildings. Recorded sales in September and October 2026 ranged from AED 1,542 per sq ft for a one-bedroom in D1 Tower to AED 2,166 per sq ft for a two-bedroom in Palazzo Versace (Property Finder).
- Expect new rents to be higher than renewals. The average new contract is about AED 127,300 a year against AED 107,200 for renewals (Property Finder, checked October 2026).
- Check what will be built next door. Bayut notes the area is still under development, so views, noise and access can change.
- Ask for the latest service charge statement before you buy.

About these numbers and where they come from (10 sources)
Bayut figures are average asking prices and rents from listings on Bayut, not completed sales. Sales counts are Dubai Land Department records shown by Property Finder or DXBinteract. Yields are gross, before service charges and other costs. Checked October 2026; we update these figures regularly. They are area averages, not a valuation of any one home.
