Cost guide

Apartment renovation cost in Dubai

Our guide prices for a full refit, what moves the price up or down, and how you pay.

These are guides, not quotes. Your price depends on the flat. The first survey is free and the quote that follows is fixed and itemised.

Why prices differ

What moves the cost of a renovation

Size and layoutMore floor, more walls and more rooms cost more. Changing the layout, such as turning a study into a bedroom, adds to it.
ConditionA tired flat that needs everything stripped out costs more than one that only needs new finishes.
Kitchens and bathroomsThese are the most expensive rooms. Two bathrooms cost more than one.
Finishes you chooseCabinets, worktops, tiles, flooring and appliances come in a wide range of prices.
Furnished or notHanding the flat back furnished and ready to let adds furniture and fittings to the quote.
Building rulesMost buildings take a refundable deposit and limit working hours, which can affect the timetable.

FAQs

Renovation costs in Dubai

By room: kitchens bathrooms

How much does it cost to renovate an apartment in Dubai?

As a guide, a full refit with us is about AED 100,000 for a studio, AED 150,000 for a one-bedroom and AED 200,000 for a two-bedroom apartment. The real figure depends on size, condition and the finishes you choose.

What does a full refit include?

Usually flooring, a new kitchen, new bathrooms, doors and wardrobes, paint and lighting, plus the planning, approvals and management of the contractors. Your quote lists each part.

Is the quote fixed?

Yes. After the free survey you get a fixed, itemised quote, so you can see what each part costs before you commit.

How do I pay?

Half before the work starts and half during the work, before completion.

Is the survey really free?

Yes. The first visit is free and there is no obligation.

Will the renovation pay for itself?

It depends on the rent before and after, and no one can promise a figure. Results vary by flat and by building, and with a tenant in place any gain usually comes when the home is re-let. Test your own figures in our renovation calculator, and at the survey we give you realistic numbers for your flat.

Are there other costs to plan for?

Most buildings ask for a refundable deposit before work starts. Allow for the time the flat is empty during the work; we give you a timeline with your quote.
