Owning and Letting Dubai Property from the UK

Dubai landlord rules, managing your property from the UK, the Golden Visa through property and what changes if you move to Dubai or back to the UK.

Written and reviewed by Live Dubai’s Marketing Team · Last reviewed

In short

  • Every tenancy is registered on Ejari, and rent increases are limited by the official rental index.
  • To take the home back to live in or sell, you must give 12 months’ notice by notary or registered post.
  • Property worth AED 2 million or more can qualify you for a Golden Visa; a UAE visa does not by itself change your UK tax residence.
  • We let and manage homes all over Dubai and have a London office for UK-based landlords.
The Dubai rules every landlord should know

Most UK owners let their Dubai property. These are the rules that matter most:

  • Ejari: every tenancy is registered with Dubai Land Department. It costs about AED 178 through the Dubai REST app, and someone holding your power of attorney can do it for you.
  • Rent increases are limited by the official rental index: none if the rent is no more than 10% below the market average, rising in steps to a maximum of 20% if it is more than 40% below.
  • Notice: changes to the tenancy, including rent, need 90 days’ written notice before it ends. To take the home back to live in or sell, you must give 12 months’ notice by notary or registered post.
  • Service charges are approved by Dubai Land Department and paid to the owners’ association.
  • Holiday lets need a holiday home permit from Dubai’s Department of Economy and Tourism.
  • UK records: keep every invoice. Service charges, agent fees, repairs and insurance can all be deducted on your UK tax return.

The Golden Visa through property

Owning property in Dubai can open the way to UAE residency for you and your family. The rules are set by the government and change from time to time, so treat this as a summary and check the official page before you apply.

AED 2m+Golden Visa: property value, on one property or across several
Mortgaged? Can qualify; your bank’s letter must show the amount paid and the balance
2 yearsSeparate investor visa: sole owners qualify whatever the value; co-owners need a share of at least AED 400,000
  • Duration: Dubai Land Department and GDRFA Dubai describe the property Golden Visa as a 10-year renewable residence permit. The federal portal u.ae still shows 5 years for property investors, so confirm before you apply.
  • Joint owners each need a share worth at least AED 2 million, and a lien is placed on the property while the visa is valid.
  • Off-plan can qualify under federal rules if bought from an approved developer; confirm Dubai’s current conditions with Dubai Land Department.
  • For UK tax, a UAE visa does not by itself make you non-resident. The Statutory Residence Test decides.

Checked 7 October 2026: Dubai Land Department Golden Visa service, two-year investor visa, u.ae. Live Dubai does not issue or approve visas.

British expats: living in Dubai, moving out or moving back

Already living in Dubai

As a UAE resident you can borrow up to 80% for a first home up to AED 5 million under Central Bank rules. Many expats buy to stop paying rent, then let the home out if they leave.

Planning to move to Dubai

A UAE visa does not by itself make you non-resident for UK tax. That is decided each tax year by the UK’s Statutory Residence Test. If you let your UK home while you are away, that rent stays taxable in the UK.

Moving back to the UK

Once you are UK resident again, rent from your Dubai property becomes taxable in the UK, and some gains made while abroad can be taxed when you come back.

Questions UK buyers ask

Can you manage my Dubai property while I live in the UK?

Yes. We let and manage homes all over Dubai. We find and vet tenants, register the Ejari tenancy, collect the rent, handle repairs and renewals, and send monthly statements. Our London office is there if you would rather talk face to face.

Can buying property in Dubai get me a Golden Visa?

It can. Property worth AED 2 million or more, on its own or across several properties, can qualify. Dubai Land Department describes the property Golden Visa as a 10-year renewable residence permit, though some federal pages still show 5 years, so confirm the details with Dubai Land Department before you apply. Holding a UAE visa does not by itself change your UK tax residence.

How much can I raise the rent in Dubai?

Increases are limited by the official rental index: none if the current rent is no more than 10% below the market average, rising in steps to a maximum of 20% if it is more than 40% below. You must give 90 days’ written notice before the tenancy ends.
