Living in Jumeirah Bay Island
Meraas’s seahorse-shaped private island off Jumeirah, home to the Bulgari Resort, Bulgari residences and about 128 villa plots. Suits very wealthy buyers who want privacy a short drive from Downtown.

History
Jumeirah Bay Island is a man-made island off the Jumeirah coast, built by Meraas in the shape of a seahorse. Gulf News described it as a development of more than 6 million sq ft, linked to the mainland by a 300-metre bridge reserved for residents and visitors. Meraas signed with Bulgari Hotels and Resorts to bring the brand to Dubai, and the Bulgari Resort Dubai, its first hotel in the Middle East, opened in December 2017 with 101 rooms, 20 villas and a marina.
Gulf News reported in October 2017 that the Bulgari Residences next to the hotel would have 165 apartments, eight penthouses and 15 mansions. The island also has about 128 private villa plots, where owners build their own homes, according to Khaleej Times in March 2025. Meraas now lists five residential projects on the island, all sold out: Bulgari Resort and Residences, Bulgari Marina Lofts, Bulgari Ocean Mansions, Villa Amalfi and the Bulgari Lighthouse tower, which is still being built.
What it’s like to live here
Homes run from one-bedroom Bulgari apartments to custom-built mansions on large plots. Bayut lists two- to four-bedroom apartments, four- and five-bedroom penthouses, three- to five-bedroom villas at Villa Amalfi and eight five-bedroom Bulgari Ocean Mansions. When checked in October 2026, Property Finder had 85 homes for sale and 62 for rent, of which 36 were apartments, 23 villas, two townhouses and one penthouse.
It is quiet, private and very expensive. There is one way in, over the bridge. Daily life centres on the Bulgari Resort, with its spa, beach and restaurants including Il Ristorante – Niko Romito, Hoseki and La Spiaggia (Bayut), and on the Bulgari Marina and Yacht Club. Everyday shopping and schools are on the mainland: Bayut puts supermarkets 5 to 7 minutes’ drive away and schools within 10 minutes.
Who it suits
Very wealthy owners who want privacy and security close to the centre. Property Finder matches the island to families (56%) and retirees (40%). Among renters, Indian nationals are the largest group at 22%, followed by British (13%), French (8%) and Emirati (7%).
For investors it is a market for long-term owners rather than a yield play. Turnover is tiny: Property Finder recorded five sales in the year to January 2026, two villas and three plots. We could not find a published rental yield for the island.
Getting around
The only access is the bridge to Jumeirah Street (D94), and Bayut says it is for private vehicles only. There is no Metro station on the island. Business Bay, the nearest, is about 3.6 km away in a straight line, so a car is needed.
Bayut puts Sheikh Zayed Road about 10 minutes away, The Dubai Mall about 15 minutes, Dubai International Airport about 22 minutes and Dubai Festival City about 23 minutes.
Schools, healthcare and shopping
There are no schools on the island. Bayut lists Jumeira Baccalaureate School in Jumeirah 1 (IB, Pre-KG to Grade 12) and JSS Private School (CBSE, Pre-KG to Grade 12) nearby. Property Finder counts 19 schools within 5 km, with average fees of AED 49,390 a year (KHDA 2026 data).
Emirates Hospital Jumeirah on Jumeirah Street is the nearest hospital, and Bayut also lists Dubai London Hospital and Medcare Hospital. For shopping, Mercato Shopping Mall and Galleria Mall Al Wasl are close by, and The Dubai Mall is about 15 minutes’ drive. The public beach at La Mer is about 2.4 km away in a straight line.
Things to check before you rent or buy
- Check the plot rules. Property Finder lists the island as freehold, but on a plot ask Meraas which design and approval rules apply before you commit.
- Check off-plan timing. Meraas reports the Bulgari Lighthouse at 63.61% complete in the RERA inspection of 9 July 2026 and 72.5% in its own inspection of 14 September 2026. Bayut lists completion in 2027 (Q1 on its building page, Q2 in its area guide), with 50% of the price due at handover.
- Sea Mirror, a project of 18 homes, had an estimated completion of Q1 2026 on Bayut, so check whether it has handed over.
- Expect very few comparable sales. Property Finder recorded five sales in the past year, so average prices per sq ft swing widely. Ask for sales of the same building or plot type.
- Ask for the latest service charge statement and what the Bulgari services include before you buy.
- Compare like with like. Asking rents run from about AED 650,000 to AED 12 million a year (Property Finder, checked October 2026).
- Plan access. The bridge is for private vehicles only, so check how drivers, staff and visitors get in.

About these numbers and where they come from (13 sources)
Bayut figures are average asking prices and rents from listings on Bayut, not completed sales. Sales counts are Dubai Land Department records shown by Property Finder or DXBinteract. Yields are gross, before service charges and other costs. Checked October 2026; we update these figures regularly. They are area averages, not a valuation of any one home.

Is Jumeirah Bay Island a freehold area?
Yes. Property Finder lists Jumeirah Bay Island as a freehold Meraas development, so foreign buyers can own property there, from Bulgari apartments to villa plots. Check the title deed and any Meraas building rules on a specific plot before you commit.
How far is Jumeirah Bay Island from the airport?
Dubai International Airport (DXB) is about 13.5 km away in a straight line, about 22 minutes by car (Bayut). Al Maktoum International Airport (DWC) is about 37 km away.
Is there a Metro station on Jumeirah Bay Island?
No. The island is reached only by a private 300-metre road bridge from Jumeirah Street, which Bayut says is for private vehicles only. The nearest Metro station, Business Bay, is about 3.6 km away in a straight line, so you will need a car.
How much does it cost to rent on Jumeirah Bay Island?
Property Finder’s average asking rent is about AED 2.1 million a year across all property types, with listings from about AED 650,000 for a one-bedroom Bulgari apartment to about AED 12 million for the largest villas (checked October 2026). Rents vary with the building, view and finish, so ask us for current rents on a specific home.
What do homes sell for on Jumeirah Bay Island?
Property Finder’s median asking price is about AED 42.8 million, with listings from AED 13.9 million to AED 500 million (checked October 2026). It shows five recorded sales from October 2025 to January 2026: two Villa Amalfi villas at AED 9.75 million and AED 13.3 million, and three plots at AED 42 million to AED 85 million. In March 2025 Khaleej Times reported a six-bedroom custom-built villa sold for AED 330 million, the island’s highest price at the time.
Have property prices gone up on Jumeirah Bay Island?
The data is thin. Property Finder shows the average recorded price per sq ft up 77.6% on the previous period, but that rests on five sales of plots and villas, so it says little about any one home. In March 2025 Khaleej Times reported that same-size plots had risen from AED 150 million to AED 180 million in three months.
Who does Jumeirah Bay Island suit best?
Very wealthy owners and tenants who want privacy, a beach and the Bulgari Resort close to Downtown. It is not suited to anyone on a budget, anyone without a car or investors looking for a published rental yield.
