Living in Dubai Creek Harbour

Emaar’s waterfront apartment district beside Ras Al Khor, near Downtown and the airport, suiting couples and investors who accept several more years of building work.

History

Emaar and Dubai Holding launched Dubai Creek Harbour in October 2014 on about 6 million sq m of land on the creek, next to the Ras Al Khor Wildlife Sanctuary. The first tower sold was Dubai Creek Residences.

In October 2016 work started on Dubai Creek Tower, which was meant to be taller than Burj Khalifa. It never got beyond its foundations. Work stopped in 2020 and was later put on hold indefinitely. In 2022 Emaar bought Dubai Holding’s share of the project for AED 7.5bn and now owns all of it. In January 2026 Emaar’s founder said a redesigned tower was back, but by June 2026 the tender had been delayed again. There is still no completion date.

What it’s like to live here

This is a high-rise apartment district. A first ring of towers, such as Harbour Views, Creek Horizon and Creekside 18, is lived in, with Creek Beach, a marina and parks along the water. Many views look across the creek to the Downtown skyline or over the wildlife sanctuary.

Much of the district is still being built, so cranes, construction traffic and unfinished roads are part of daily life. Dubai Square, the big mall in the plan, has not been built. Day-to-day shopping is in small shops within the towers, with Dubai Festival City Mall a short drive away.

Who it suits

Couples, young professionals and small families who want a newer Emaar apartment close to Downtown and the airport, at a lower price per sq ft than Downtown. It also suits investors who want a building with a proven rental market rather than one that exists only on paper. It is less suited to anyone who wants a finished, quiet neighbourhood now.

Getting around

Most residents drive. Ras Al Khor Road (E44), Nad Al Hamar Road and Sheikh Mohammed bin Zayed Road (E311) are close by, and Bayut puts Dubai International Airport about 12 minutes away. There is no Metro station in the community yet. The nearest is Creek station on the Green Line, about 13 minutes by car. The Blue Line will add a station in Dubai Creek Harbour, linked to Creek station by a 1,300 m viaduct, with opening planned for 2029. RTA ferries run to Dubai Festival City and to Al Jaddaf.

Schools, healthcare and shopping

There are nurseries in the community, including Blossom Nursery at Creek Gate and Maple Nursery at Harbour Views. The nearest large schools, such as North London Collegiate School Dubai and The City School International, are about 15 minutes’ drive. Mediclinic has a clinic in Creek Harbour. For bigger shopping trips, residents use Dubai Festival City Mall and The Dubai Mall.

Off-plan here now

Emaar is the only developer. These projects were listed as selling on Property Finder on 9 October 2026 (starting prices as shown that day):

  • Valia Tower: one- to four-bed apartments from AED 2.06m, 10/70/20 payment plan, handover Q3 to Q4 2030.
  • Montiva at Green Gate: one- to three-bed apartments from AED 1.92m, handover Q3 2029; about 3% built.
  • Aeon: one- to three-bed apartments from AED 1.71m, handover Q2 2028; about 50% built.
  • Valo: a 37-storey tower of 291 apartments, from AED 4.34m, handover Q3 2028.

What to watch: Emaar’s delivery record is better than most, and in August 2026 it said all its UAE projects were on schedule. But Creek Tower shows that the centrepiece of a plan can slip by a decade. Across Dubai, off-plan units resold before handover have traded 10% to 15% below their original prices in 2026, so do not assume a launch price will be worth more at handover.

Things to check before you rent or buy

  • Rents are mixed. Bayut’s asking-rent index fell 8.24% in the 12 months to August 2026, while average rents for one- to three-bed flats in H1 2026 were up 3.7% to 4.8% (broker resale report). More towers are completing, so expect competition for tenants.
  • Service charges in Creek Harbour apartments run at about AED 14 to 23 per sq ft a year. Check the building’s figure on the DLD Service Charge Index.
  • Ask what is planned next to your tower. A clear view today may face a building site tomorrow.
  • The Metro will not arrive before 2029.
  • On off-plan, check the DLD project number and escrow account, how much you must pay before the developer will let you resell, and that banks lend at most 50% on off-plan homes.

When will Dubai Creek Tower be finished?

There is no date. Work began in 2016, stopped in 2020, and a redesigned tower was announced in January 2026, but the tender was delayed again in June 2026.
